Taitem helps clients improve the performance, comfort and value of their commercial buildings through energy efficiency improvements and solar electric installations. We are a full-service consulting engineering and contracting firm delivering innovative sustainable design and building energy solutions. Taitem analyzes buildings and finds ways to reduce energy waste, implements on site and remote solar power systems, and applies PACE financing to generate positive cash flow. As a NYSERDA partner, we also help our clients qualify for state energy programs and equipment rebates. Our in-house contracting services include rooftop and ground-mount solar PV systems, and advanced HVAC duct sealing technology. Founded in 1989, with a staff of 48, Taitem is known for its depth and breadth of knowledge, professionalism, quality, and commitment to the triple bottom line of profit, people and planet.

Case Studies

650 5th Avenue - Energy Audit, Retro-commissioning

384,500 SF commercial office and retail complex, built in 1979. Targeting LEED-EBOM certification. The facility consists of one 36-story tower building located on the edge of Rockefeller Center at the intersection of Fifth Avenue and 52nd Street in New York, New York. The 1st cellar floor (1C), first floor and second floor are retail, with street level store fronts and a basement cafeteria. There are three floors of mechanical space located on the 2nd cellar floor (2C), 8th floor and 36th floor. The remaining floors are multi-use office space and are rented out by the floor. Most floors are single tenant and are sub-metered. The tenants include retail and finance related businesses.

Targeting LEED-EBOM certification and compliance with NYC's Local Law 87 (LL87). NYSERDA's FlexTech program incentives are being utilized for the following services;

  • Energy use benchmarking plus walk-through energy audit study,
  • Capital-intensive energy auditing study (ASHRAE Level 2).
  • Retro-Commissioning (Retro-Cxing).

NYSERDA FlexTech incentives are utilized for this project. Energy modeling tool (eQuest v3.64) is being used to generate the building envelope features, internal gains and HVAC equipment, and incorporate all the typical weather conditions so as to simulate the energy use of the building and to evaluate the recommended energy efficiency measures based on different scenario

Langmuir Lab

Part of Cornell University’s Business and Technology Park, Langmuir Lab is a 2-story 77,000 SF building. Taitem-recommended energy conservation measures, including condensing boilers, heat recovery ventilation, and a building automation system, are estimated to save the owner approximately $110,000 per year in energy costs. NYSERDA FlexTech incentives are utilized for this project.
