384,500 SF commercial office and retail complex, built in 1979. Targeting LEED-EBOM certification. The facility consists of one 36-story tower building located on the edge of Rockefeller Center at the intersection of Fifth Avenue and 52nd Street in New York, New York. The 1st cellar floor (1C), first floor and second floor are retail, with street level store fronts and a basement cafeteria. There are three floors of mechanical space located on the 2nd cellar floor (2C), 8th floor and 36th floor. The remaining floors are multi-use office space and are rented out by the floor. Most floors are single tenant and are sub-metered. The tenants include retail and finance related businesses.

Energy modeling tool (eQuest v3.64) is being used to generate the building envelope features, internal gains and HVAC equipment, and incorporate all the typical weather conditions so as to simulate the energy use of the building and to evaluate the recommended energy efficiency measures based on different scenario
Part of Cornell University’s Business and Technology Park, Langmuir Lab is a 2-story 77,000 SF building. Taitem-recommended energy conservation measures, including condensing boilers, heat recovery ventilation, and a building automation system, are estimated to save the owner approximately $110,000 per year in energy costs. NYSERDA FlexTech incentives are utilized for this project.
